The first step is contacting a qualified listing agent. They will give you an idea of an appropriate list price, and offer advice on how to get the most money from the sale of your home.
2.) How long can I expect to be on the market?
While there is no set number of days, ask your agent for a report showing the current absorption rate in your area. This will give you an idea of how quickly properties are selling, and for what price points.
3.) Do I need to stage my house?
Your agents will make recommendations on what you can do to improve the aesthetics of your home. Statistics show that staged homes tend to sell faster. Here at the Marcus Valdez Team, we offer a complimentary staging consultation with a professional home stager.
4.) I need to buy a new home before I can sell. What do I do?
Ask your agent about a reverse contingency. This is when language is added into the contract that you must find a replacement property by a certain date in order to sell your current home. A well qualified agent will guide you to do what is best for you and your family.
5.) I have pets. What am I supposed to do with them for showings?
We all know that our pets are family, and make our home a happy place. If you have pets, it is often best to keep them confined for the time of the showing. Some potential buyers may have allergies or an aversion to animals. Work with your agent to accommodate your fur babies.
6.) Do I need to replace the carpet or paint before going on the market?
Not always. Often times it is best to avoid cosmetic improvements because your taste in carpet and paint may be different from the person who will eventually be living in your home. If your agent feels that your current paint colors or carpet may be an issue for potential buyers, he or she will advise you on the different options you may take in resolving the issue.
7.) I work from home and will have trouble accommodating showings.
Be clear with your agent on what your expectations are regarding the showing of your home. If it is possible for you to block off specific times on specific days, your agent will market the property to get the most traffic during those approved times.
8.) How will you market my property?
We use several different platforms to optimize your home’s exposure. Open houses, email marketing campaigns and postcards are among some of the techniques we use. In addition, we have a large network of other brokers we work with, which greatly broadens the scope of getting potential buyers interested in your home . 9.) What can I expect to pay for in this process?
Typically the Seller pays commission. They may elect to pay for inspection items that might arise.

"To buy or not to buy, that is the question." Every adult
"Marcus was great to work with and helped us find a great home in Fort Collins. We recently moved back from Hawaii and the task of finding a home over 3,000 miles away seemed daunting. He made the task easy and comfortable. He is honest and has integrity. Never once did we have to question what he presented us with and as a buyer he always had our back. He knows the area and is responsive. Anytime day or night, if you need Marcus he will be there. He is an expert negotiator and helped us get the home at the right price. The market is very competitive and Marcus knows how to approach things without building up unrealistic expectations. The process was smoother than anticipated and he was well organized and his expertise in this field is evident. Marcus is a solid professional and someone you want on your side. I know I will use Marcus for future real estate needs."
